Located in the vicinities of Todi and enjoying a unique view of the town, the property has been an important part of the history of this part of Umbria. Undoubted news of the main building date back to 1400, but, it is quite sure that a first urban settlement was present here in the Roman times. In fact, during the reconstruction works completed in 2004 archaeological finds, such as a brass coin with Caesar Augustus, fragments of mosaics, a number of graven travertino remnants and stone and bricks arches, may testify that this was the place where the so called Palazzo Traiano was located. It was probably demolished or partially reused to build a convent for nuns that remained here from 9th August 1699, as a notary deed signed by Francesco Sforzini attests, till 23rd August 1747 when the fresco of the ‘Virgin enthroned with Child’ was moved from the chapel here to a parish in Todi. From then on the convent was used has a farm up to the 1960s when, due to the bad conditions of the building and the depopulation of the countryside, it was abandoned. From 1999 to 2004 the place has undergone complete reconstruction. Other buildings have been added later, for example the wellness complex. There is additional habitable area allowed, which can be built to replace an existing warehouse located at the property entrance. There is a swimming pool with a view of Todi. All utilities are in place. The access is through a white road in good conditions.
Main building
The main building has an area of about 650sqm. of habitable space plus 90sqm. of porches. The building has three floors and includes: a living area with fireplace, three large dining rooms and three bathrooms, 10 bedrooms all with en-suite bathrooms. It has been restored with typical materials: chestnut beams and cotto tiles.
Annex
Opposite the above building is a 70sqm. annex with three bedrooms with en-suite bathrooms.
Wellness center
A newly built 350sqm. building which includes a Jacuzzi, a steam room, a Finnish sauna, three emotional showers and a relax area, plus a small gym, a massage room, a solarium, two changing rooms, two bathrooms. In addition to this there is a large multipurpose room with another two bathrooms.
