This wine farm is located in an area of very high quality wine production. Part of the farm is in the Comune fo Montepuciano and part in that of Cortona positioned on soft hills with gentle slopes summing up to approximately 38,5 hectares of land mainly cultivated with vines. The farm spreads into two distinctive bodies with the main one stretching along the north-eastern part of the small town of Valiano. Both portions have very defined boundaries: public roads and ditches. When Case in Italia visited the farm the land was divided as follows: (a) vineyards about 36,00 hectares: 6 Vino Nobile di Montepulciano DOCG, 4 Rosso di Montepulciano DOC, 2 Vin Santo di Montepulciano / Occhio di Pernice DOC, 2,5 Valdichiana Rosso and Rosato DOC, 8 Cortona DOC, 13 IGT Toscana, (b) woods about 2,00 hectares, (c) olive grove about 0,5 hectare. The area enjoys a unique microclimate influenced by the vicinity of Lake Trasimeno guaranteeing mild winters. Being the estate located at 350 meters a.s.l. and without hills nearby, the views are outstanding and stretch from the surroundings of Montepulciano all the way to Cortona. The access to the property is via a white road in very good conditions having its first portion with high cypresses on both sides. All utilities are in place.
CORTONA. The building included in the portion of farm falling in the Comune di Cortona is listed as building of historical interest. Indeed, the farm stands on a site of medieval origin and conserves intact all the typological and architectural characteristics of a rural construction of the 18th and 19th Centuries. The farm is divided into two lodgings: that of the owner (approx. 130sqm.) with access through an external staircase with arcade typical of the 18th Century architecture, and that of the farm workers (about 65 sqm.) located on the ground floor. Other buildings complete this section of the farm, they include: barn/storage premises, detached building for agricultural use, a wine cellar and a thermo-conditioned bottling area. MONTEPULCIANO. In the near proximity, though located in the Comune of Montepuciano, there is the second set of buildings which also are listed as buildings of historical interest. The annex building includes a ‘vinsantaia’ on the ground floor (‘vinsantaia’ is a place where the typical Tuscan sweet wine Vinsanto is stored) and the farm office premises on the upper level. The two are connect by an external staircase. On one side of the annex there is the old stone farmhouse having the whole of the ground floor occupied by the air-conditioned cellar where all the barriques are kept to age the wine.
