A property with 9 hectares of land, almost all covered with olive trees, a 19th Century Villa, a restored old stone farmhouse, a smaller stone farmhouse in need of renovation works, a detached winter garden, a farm building. The access to the property is from the paved road, from where a very attractive straight white road with cypresses leads to the Villa: on both sides of the driveway two marvellous olive groves. Arriving up at the Villa the property develops with the farm building on the left and the small stone farmhouse on the right. Both buildings are detached and located at a distance from the Villa. Closer to the Villa on one side of the common courtyard there is the larger of the two farmhouses. The courtyard of the Villa is limited at the back by a low tufo wall from which the eye enjoys a spectacular view of Orvieto. The left hand side borders the swimming pool area which is delimited by an olive orchard and an edge from where the view of Orvieto’s Duomo remains outstanding. Villa. Dating back to the 19th Century it consists of two floors plus a mansard level and an ‘altana’. The ground floor includes the living and dining rooms as well as the kitchen and the servant’s quarters. On the same floor having access from both inside the house and from the garden there is a small chapel. The upper floor includes four bedrooms each having its own bathroom. The mansard has been left non-restored as well as the ‘altana’ which, without needing to say, has incredible views both over the property and Orvieto. Winter garden (limonaia). Located on the side of the main courtyard is about 70sqm. in area. It has glazed walls and is partially restored. Restored casale. A huge building of about 1,300sqm. of which 700 have been restored. The restored part is currently used as apartment for the servants constantly living there to maintain and run the property, and five apartments rented out on a weekly basis. Smaller farmhouse. This existing building needs complete renovation. It consists of about 200sqm. and it has the possibility of being extended by further 100sqm. Farmhouse. This barn is a quite big volume summing up to about 300sqm. Currently it is registered as farming storage, but 200sqm. may be converted into habitable space.
