Property

This property is located in San Pantaleo, a charming village 14 km from Porto Cervo, located in the inlands where the seaside panorama is replaced by the marvellous granitic rocks.

Building(s).

The property is composed by a main house, 750 sqm in size, which spreads out on three levels, and a small 250 sqm dependance on 2 levels. It has been build with typical hand cut Sardinian stone and fine materials and the most modern techiniques have been employed. To give an example, all walls both internal and external, have been insulated with a 3 cm cork layer. This is not only sound absorbent, but also thermal-insulating. The entrance, the study room, the living and the dining rooms are paved with a very prestigious terracotta from Naples, whereas in the large kitchen Sicilian hand painted tiles have been used both on the floor and on the walls. The bedroom floors are paved with a very exclusive white/creamy kaolin. Terracotta tiles from Minturno refine all the bathrooms. Teak has been used for the upper level floors. The apartment’s main floor is divided into an entrance, an imposing living room, a dining room, a studyroom and a large kitchen with a store room, two bedrooms one with a veranda one with a cloakroom, both with en-suite bathrooms. All around this floor there is a sheltered veranda. Upstairs there is a large studyroom, a cloakroom, a bedroom with a terrace, and two marble bathrooms, one of which with a very special bathtub: a unique piece of caved stone, similar to the ones the ancient Romans used. The ground floor has been entirely paved with stone coming from Alghero. On this floor there is the washing and ironing area, the maid’s quarter, a huge garage, a recreation room and five different cellars. Near the veranda there is a large BBQ area which has a roof held up by an ancient Indonesian drum, used in the IX century during prayers which was drawn by oxes. It is one whole piece of an engraved teak trunk. The dépendace has been build with the same exclusive materials and is divided into a living room, kitchen, bathroom, two bedrooms one of which with en-suite bathroom. The ground floor has a bedroom, a bathroom, a living room with kitchnette from which you may directly access the garage and a large cellar. The property has 30.000 sqm of land with holm-oaks, cork-trees, junipers and strawberry-trees. It is possible also to draw drinkable water from a well. The swimming pool has not yet been build since the buyer can decide where to locate it according to his needs, but of course the project has already been approved by the municipality. The construction of tennis courts, a heliport or any other facility is also possible. A small stream that cannot be seen from the house, runs through the property.
