Why Property Management

After having completed the purchase process or the restoration works the issue is managing the property and keeping up with the commitments imposed by the Italian legislation.

This could mean, for example, cutting the grass and pruning the olive trees, paying the utilities bills and making sure that no pipes have started leaking while the house was left alone, turning on the heating every once in a while and keeping up with the annual tax on the property.

Now, it is true that utility bills can be paid with direct bank debits, but it has happened in the past that a lightning has damaged a fuse and 'a nice weekend at our house in Italy' has turned out to be a two days without electricity. It is also true that the annual tax on the property (ICI) can be paid by just copying the form from the previous year, but very few are aware of how many times the Government and the Comune have changed the tax calculation parameters in the last few years.

For this reason we provide Property Management services to those owners that wish to arrive at their house, open the door and find it clean and warmed up!

Basic Package

This package includes.

RepresentationActing as local contact of the Owner with the local Authorities, the utilities companies, the neighbours, etc. in order to solve any small issues that can occur.

Payment of billsIncludes payment of utilities bills: electricity, water, gas and telephone. But also taxes such as ICI (tax on property) and garbage tax.

Property checkMeans checking of the house and of the property twice a month during the periods when the property is abandoned.

House Package

This package includes.

House keepingPeriodical cleaning of the house. The times per week or per month vary in accordance with the needs of the different Owners. Changing of bed sheets and washing and ironing at the end of the stay are services that could be included in the package.

GardeningThis service goes from the simple grass cutting to the periodical pruning of plants and trees to the summer watering. But, it also embraces the annual pruning of olive trees and vines including the making of olive oil and wine.

House preparationPrior to the visit of the Owners, or of their guests, the house is cleaned and, during winter, heated a few days in advance. The service may also include the purchase of basic foodstuff.

Aid Services

These are 'spot' services to be used when needed.

The following services are billed on a hourly basis when the existing problem is solved with less than two hours work. Otherwise a quotation is presented to the Owner with the list of repairs and the relevant prices and, once the price is agreed, the work is completed.

FumigationThe service includes the first fumigation and pest control of the property and of the buildings and periodical checks. The package can include placing of traps and subsequent checks of the same as well as spreading of special powders around the fence to keep out 'unwanted guests'. Each service is billed separately.
